I have always been an admirer of the Toll Brothers product, and after walking through this model home, it continues. The Rockport Modern Farmhouse has a base price of just a little over the 1 Million mark. Since this home had all the bells and whistles, you can assume that the price of what you see is closer to the 1.8-1.9 Million. What about that office!? Oh man, definitely one of my main standouts. It would make working from home pure joy. This build was beautifully done. The combination of the wood flooring with the shiplap, the exposed beams, the open concept throughout the main living space, and the gorgeous kitchen....this property is a 10/10. In addition, I can't complain about anything in this floor plan. I may be biased, but this is a perfect home. In conclusion, Sycamore Glen located off of Redwood Road in Riverton, still has some options to build, so take advantage of it, and reach out to me.

Hadley Pines is modern design meets luxury in the heart of the coveted Holladay area of the valley. The townhome floor plan sits at 4,463sqft, although this listing has an unfinished basement. The amount of natural light is abundant, and one of the biggest decisions you will have to make is, decide which of the two primary bedrooms will be yours. As you saw, both are considered primary rooms, although the upstairs option has the free standing soaking tub, and a much larger euro shower...I myself, would choose the upstairs one ;) So whether the selling point is the open concept, custom kitchen, the primary rooms, the high ceilings, or the location...you are bound to have a beautifully finished property.

The house (of 26) in the Salt Lake Parade of Homes with THE BEST views...hands down. Coming in at $2,200,000, this fully custom build by City Point Homes, is a hidden gem...literally, hahaha...as you saw on the video, it's literally behind another house, therefore not visible from the main road. The Top Hat has such a COOL factor...I loved everything from the facade, the entrance, the flooring, the dark privacy glass French doors in the office, every single of the 6 bedrooms, the 4 full baths (although I was not a fan of the skinny mirrors), the 360 degree views in every direction from the rooftop deck...WOW. I'm getting carried away and listing everything...in essence, the whole 4,200+ sqft build was beautifully done, and to be honest, the only other thing that I would change in addition to the skinny mirrors would be, the removal of all carpeting ;)

Currently on the mls for sale at $2,360,000, this full remodel is one of a kind, and that's not putting it lightly. Old Hollywood is a pretty accurate way of describing the vibe of this property. The 4,400+ sqft home has 4 bedrooms, and 4 bathrooms, plus plenty of high end finishes, not to mention, the space needed for large scale entertainment.

I will note that this home is not for sale, but if we were to put a price tag on it, it sits around the 1.9 Million range, maybe breaking into the 2 Million. This is truly a work of art leaning on the simplicity of Scandinavian design, full of neutral tones, designer features, high-quality finishes, with....my favorite - floating staircases, and something I failed to mention: Taj Mahal countertops. And talk about those full panel glass walls. In conclusion, my main standouts were definitely the gorgeous bathrooms, starting with the master bath...wow, I'm not one for baths, but if I was, the spa-like vibe is perfection.

With high end finishes and options, these 1,500sqft townhomes boast 3 bedrooms, and 3 bathrooms...of which, the 2 bedrooms upstairs are both primary suites with ensuite bathrooms ;) As you heard from their sales consultant, these units are ready to go, and ready to receive your offer. Starting in the mid-500s, if you'd like a hassle-free move, go ahead and request the property to be fully furnished, and you're set...albeit, a small price adjustment up to 600K.

The Princeton floor plan offers a possible 5 bedroom rambler, although this particular model home only had 3 bedrooms. This 55+ community is located in Herriman, Utah, one of the fastest growing communities in the Salt Lake Valley. This is a perfect home for retirement, or simply a downgrade for the few of you that have already dealt with too much house in the past. Go ahead and enjoy the master bedroom off of the main living space. Create memories in the open kitchen and family room with a gorgeous stone fireplace.

Definitely one of the most interesting Parade of Homes properties that I've walked through so far. First off, I absolutely love the location (foot of the mountain in Sandy), meaning the views from this house are gorgeous. Please see views from the kitchen and the family room. Huish Construction went with a fully custom build inspired by Eastern Europe...a Scandinavian vibe throughout the main living space with ample hallways, beautiful touches, and high ceilings. New construction in an area that doesn't boast too much new construction, offers exclusivity. What are your thoughts on this rambler?

This is a pretty sweet property in none other than the hottest community for real estate in the nation. Located on the western portion of Daybreak, Cascade Village has been at the forefront of massive growth in the last couple of years...please see previous videos for a more detailed look on the current state of The Watercourse. If this is the first time coming across this channel, The Watercourse is Daybreak's 2nd water feature, allowing its residents to enjoy paddle boarding, kayaking, and canoeing...plus various trail systems for bike riding, running, or going on a walk. Sego Homes is one of the few builders that is adding more and more properties to this area. The Coventry is one of those, and in my opinion, a great selection for new homebuyers. This is a beautiful floor plan, starting with curb appeal, and followed by the ample sitting area out front (porch). Upon entering, you're welcomed by gorgeous tall ceilings, a 2-story fireplace, and beautiful wood flooring.

The Kemry by LS Homes is one of my favorites so far in this year's 2023 Salt Lake Parade of Homes. Not only does it have a tremendous curb appeal, but the materials and upgrades used throughout this whole property are beautiful. My main standouts were definitely the gorgeous kitchen with choice of backsplash. The oversize island, the floating shelves, the use of wood is magnificent and eye catching. For some, the oversize pantry will be a huge plus. The flow of the main living space is perfect. For me, the use of wood flooring, use of windows, lighting fixtures, ceiling height, and fireplace are stunning, and well designed. However, my favorite were the bathrooms, starting with the master bathroom. Everything about this bathroom is ideal. The only 2 things that I would change/improve would be, a bigger euro shower, and add a window to the walk-in closet.

So right off the bat...the price of The Belle as you see it on this video walkthrough is $1,300,000....so there's that. This rambler with a total square footage of 4,350, its 5 beds, and 3 full baths, gives you a beautiful house to call home in this gorgeous community. A few blocks away from Draper Peaks, you have all the shopping you could want, add to that miles upon miles of hiking trails, ski resorts, beautiful mountains, and Draper will be perfect for your next investment. Before I forget, after confirming it with the listing agent, this is not a 55+ community, therefore, all ages, all sizes, and all lifestyles are welcome to come. In conclusion, I don't have too much more to add to what I already mentioned on the video....one thing I will say, that orange oven is BOLD.

As I mentioned in the video, I've had my eye on this specific street for a couple of years. This one is a must have if you're in the million dollar price range...in fact, save $100 right now, and get this gem at $999,900. Aside from the addition of unwanted carpeting (that's just me), you have absolutely EVERYTHING you could want with one of the coolest builders in Cascade Village. If you're a local, and haven't been to this area in recent months, my goodness...take some time out and head on over. The Watercourse is almost complete, and life will never be the same once completed. I for one, will be bringing my kids here during the summer months for years to come. Why not make it home with one of Destination Homes' best floor plans?

Exciting brand new community dubbed 'Rasmussen Farms' in coveted Draper. To be specific, this community is off of 300 East and 12300 South...so you have everything at your fingertips...er, a short walk. I mean, you could literally yell out your order at Chick Fil A ;) Coming to you at $749,466, this 2-story farmhouse offers 3,341 sqft of new home living in the heart of Draper. 4 bedrooms, 3 bathrooms, optional 3-car garage, spacious living, and a bonus loft. I will say that the weird part of this floor plan was definitely the lack of access to the backyard...you would think that a home over half a million dollars would give you a staircase to enjoy the yard.

The final video walkthrough of the available floor plans by Van Daele Homes at Elevate at Holladay Hills. We've seen some stunners...I'm looking at you Residence A...an while taste will vary depending on what you are looking for...you are sure to find the perfect fit for you and your budget. I will remind you again, there is still one more floor plan, that currently does not offer a model home. By far the biggest floor plan yet, hitting the 1.3 Million plus range - the Residence C...I will try to get a video of that one once it's past the framing phase. Now, back to the Residence B3. Like Residence A, this configuration is and end unit, and thus boast a little more space than the previous units. You will however, miss out on the open roof top deck if you choose this one...but then again, if that's not a necessity for you, then go right ahead. The main living space does offer a large amount of natural light with its added balcony.
