    Each U.S. Region’s Average HOA Fees

    Homeowners and condominium association fees can be quite an expense. In some cases, experts might even suggest pre-budgeting for your HOA or condo association fee before you even purchase the property to ensure you’ve not overstretched your means by purchasing a home in a certain area. There are some benefits to being in an HOA or condo association. Properties that are within an HOA or condo association’s jurisdiction tend to be better maintained and often have higher values when sold than those not under oversight. However, the fees can scare a lot of potential homeowners away from certain areas. Here’s what you can expect to pay in HOA fees depending on your region.

    The American Housing Survey publishes a yearly report on the state of housing in the United States. The 2023 report is out now and shows the information about how much people pay in housing costs, among other things. This information can be found on the American Census website. To populate this list, we used the census website’s table generator for the American Housing Survey’s reports and generated a table of housing costs, which included HOA and condominium association fees, and added columns to sort the information by census region.

    New England

    New England is generally one of the most expensive areas to live in, especially if you live in a metropolitan or suburban area. The average HOA fee in the New England census region was $434. 26.8% of the people surveyed for the report said that they paid between $300 and $499 for their HOA fees each month in this region. Additionally, 17.7% said they paid more than $500. However, it is worth noting that the next highest category in the region was under $50, with 16% of respondents reporting a monthly HOA fee in that bracket. The median HOA fee in the New England region was $295 in 2023. 10% of respondents did not report paying an HOA or condominium association fee at all.

    Middle Atlantic

    The Middle Atlantic region of the United States (as determined by the census divisions) has the highest HOA fees in all of America. The average HOA fee in the region was a whopping $700 in 2023, about 1.5× the cost of the New England region, the next most expensive, and more than seven times some other regions. 29% of respondents in this region reported paying an HOA fee that exceeded $500. That’s almost 1/3 of the respondents! However, it’s worth noting that 15% of the respondents from the region reported paying less than $50 for their HOA fee and 12% did not report a fee at all. So, there’s a good amount of diversity in options in the region, even if the average is high. The median HOA fee was more reasonable at $292.

    East North Central

    The East North Central region of the United States is a bit more reasonable with their HOA fees. The average homeowner’s or condo association fee in this region was $214 in this region. However, that’s not a truly accurate representation of the information, as 42% of the respondents reported paying less than $50 per month for their HOA or condo association fee. The total amount of respondents paying more than $200 for their HOA fee was 31%, encompassing respondents from three different brackets. So, it’s unlikely that you’ll end up with a huge condo fee in this area, according to the data collected. The median HOA or condo association fee in this region was just $60, further emphasizing the low cost of HOA membership in the region.

    West North Central

    The West North Central division of the United States is a relatively reasonably priced area in terms of HOA fees. The average HOA or condo association fee in the region was $156 in the West North Central region of America. However, once again, this doesn’t really explain the truth of the data. 45% of the respondents in this region reported paying an HOA fee that did not exceed $50 and 9.7% reported not paying an HOA or condo association fee at all, meaning around 50% of the region pays between $0 and $50 for their homeowners’ or condo association membership. Additionally, no respondents from this region reported paying more than $500 for their association membership. The median HOA fee in the region was just $46.

    South Atlantic

    The South Atlantic region is another affordable region for homeowners who want to or have to join an HOA or condo association. The average HOA fee in the region is $218. However, 31% of the respondents reported paying less than $50 for their HOA membership; another 17% paid less than $100 but more than $50. 10% reported paying no HOA or condo association fee. So, 58% of the respondents paid between $0 and $99 for their HOA fees each month, contributing to the low median cost of $86 per month. Only about 9% of the respondents from this area reported paying at least $500 for their HOA fees, and more people paid between $0 and $100 than pay more than $200, even when combining all the brackets above $200.

    East South Central

    The East South Central region of the United States takes home the gold for the most affordable HOA fees in the nation. Not one person who answered the survey from the American Housing Survey reported paying more than $149 for their HOA or condo association fee. 45% of respondents reported paying less than $50 and another 20% reported not paying an HOA fee at all. The remaining 35% paid between $100 and $149, with the majority of those being within the $50 to $99 bracket and not the $100 to $149 one. The average HOA fee for this region was just $86 and the median fee was $33.

    West South Central

    In the West South Central region, the HOA fees aren’t quite so low as in East South Central but are still pretty affordable overall. 48% of the respondents from this census division reported paying less than $50 per month for their HOA or condo association fee. Additionally, 9.8% reported not paying an HOA or condo association fee, period. 27% of homeowners in this region paid between $100 and $199 per month for their HOA or condo association membership. Going up from there, the split is pretty even between the remaining brackets. The average HOA fee in the region was $124 in 2023 and the median fee was just $43.

    Mountain

    Moving back into a slightly more expensive bracket is the Moutain division, as per the U.S. Census divisions. Respondents from this region pay an average of $190 per month for their HOA or condo association fees. 27% of respondents paid less than $50 and another 23% paid less than $100. However, there is a sizable quantity of residents who report paying between $200 and $499 per month for their HOA or condo association membership, making up 19% of the total respondents and inflating the price. A smaller portion pays more than $500 each month in fees to an HOA or condo association. The median price for association membership in the region was $85.

    Pacific

    Perhaps the most astounding thing about the Pacific census region regarding HOA and condo association fees is that it was not the most expensive region. The Pacific region actually comes in third for the most expensive HOA fees, behind the Middle Atlantic and New England regions. The average HOA fee in the Pacific region was $311 per month. 44% of homeowners from the area who answered the American Housing Survey’s questions reported paying more than $200 per month in HOA fees and 14% of the total respondents paid more than $500 per month. 19% paid less than $50 per month, though. The median HOA fee in the region was $190.
