    Massive Development Off 52 In Pasco Gets Approval: New Port Richey Is About To Get A Lot Busier

    So earlier this week, the final nail of the Interstate 75 "gateway" coffin at State Road 52—is in place.

    In addition to 1,550 apartments, 150 townhomes, 600 single-family homes, and 27 single-family estate homes, the development will also have 190,000 square feet of retail and commercial space, 3 million square feet of light industrial space, 500,000 square feet of offices, and a 250-room hotel. Yep, we definitely need more of those. 785 acres of Florida going under the concrete again.

    In the end, the county anticipates that the location will create 2,770 additional jobs.

    When it was presented to the Planning Commission last month, no one really knew what they wanted. Despite their basic approval for the development, the planning commissioners expressed worry about the developer's requests for excessive concessions on parking, park lands, and buffer zones.

    The developer's threatened to pull the already months-long planned project at one point, escalating the heated exchange. In the end, the developer agreed to renounce those concession requests, and the planning commissioners approved the massive project.

    The developer listed the several economic advantages he claimed the project would provide for Pasco County, including $136 million in property taxes over a 20-year period and an annual increase in the county's gross county product of $327 million.

    Fast installation of the infrastructure is essential, he stated.

    Building a new road that will connect Old Pasco Road north and span State Road 52 into the mixed-use development is one of the planned infrastructural projects. Along the new road, the developer will also be in charge of constructing a stretch of the Orange Belt Trail. The 37-mile, multipurpose Orange Belt Trail is eventually planned to connect Trinity and Trilby in Pasco County.

    Although the developer stated he expected a start date to be earlier, the road and utility systems are scheduled to begin work in March 2028. The projects are expected to be finished by the middle of 2029.

    People want green spaces and trees. Animals have no where to go. Too many houses already on 54 by the Walmart.
