    'It's magic': Modern Bath home on nearly 20 acres along Yellow Creek for sale for $4.299M

    Do you consider yourself to be one with nature, so much that you'd love to live in a home completely surrounded by it? Do you also happen to have a few million dollars to spend on said home? This property might be right up your alley.

    A modern style home at 2554 Yellow Creek Road in Bath is for sale for $4.299 million, listed by The Agency Cleveland. It was designed and built by Dimit Architects.

    According to Realtor.com, the home was built in 2020 on a 19.6-acre lot alongside Yellow Creek. At 5,238 square feet, the home has five bedrooms, five full and one half bathrooms and a four-car garage.

    The river runs the entire length of the property and includes three waterfalls that can be seen from different points inside the home. The listing notes that shale cliffs, trails and natural pools can be found on the property as well as some historical remnants including a mill wheel, a stone horse bridge, a bathhouse and a dovecote, a structure used to house doves or pigeons.

    David Ayers, listing agent and managing partner at The Agency Cleveland, said the home sits on the grounds of what was going to be the estate of Charles Goodyear's right-hand man who created the vulcanization of rubber and planned to retire in Akron. A few things had been built on the property, such as a garden shed and the dovecote, but he died before the home could be built.

    "There's all these really cool juxtapositions between these turn-of-the-century remnants or relics from the past and this very modern beautiful, newly designed home," Ayers said.

    The home features French oak floors and stained cedar ceilings, according to the listing. There are also floor-to-ceiling windows throughout that not only provide an impressive amount of natural light but also allow there to be nature-filled views from several vantage points in the home. This was no accident.

    "The original person that built the home ... he lived on the site for a year studying the arch of the sun and how best to position the kitchen and master bedroom to bring the outside in, you know, and studied the light," Ayers said. "The amount of thoughtfulness and care that have gone into this property I think is unmatched anywhere in Northeast Ohio. It's one of those that just, like, when you go there, it's magic, and I look forward to showing it to people and watching people fall in love with it for the first time."

    The primary suite, located on the second floor, includes a fireplace and a balcony while the en suite bathroom offers an oversized steam shower, soaking tub and heated floors. Plus there's a dressing room complete with a coffee bar, island and private terrace.

    The second floor is rounded out with the guest wing, which houses three bedroom suites that share a balcony overlooking the hillside and the river.

    The finished lower level has walkout access as well as a 10-foot fireplace, wet bar and full bathroom.

    Ayers noted that even though the home itself is a sight to see, the grounds of the property shouldn't be overlooked.

    "It's almost 20 acres that it sits on with the three waterfalls...it's probably one of the most extraordinary properties in all of Northeast Ohio," he said. "It's unbelievable."

    Ayers said he believes a potential client would be one who's looking for privacy and also appreciates the "oneness with nature" lifestyle.

    Ayers recently sold the home in 2022 for $3.2 million. He said the previous owners planned for it to be their forever home, but ended up having to relocate for work.

    When asked what he'd do differently this time around, Ayers pointed out that the home is under a different brokerage than it was a couple of years ago. He played a key part in opening The Agency Cleveland, one of many arms of The Agency, a global real estate juggernaut led by CEO Mauricio Umansky of Netflix's "Buying Beverly Hills" and Bravo's "The Real Housewives of Beverly Hills" fame.

    "We do a lot of different marketing outreach nationally," Ayers said in regard to The Agency's approach. "Also the market has shifted tremendously since two and a half years ago (when he last sold the house), I mean that was still very 'COVID-y' and people were just starting to figure out Cleveland. Now we've had lots of trades in Bath and Richfield in the $3 and $4 million range so it's kind of a new standard that's been set for Northeast Ohio."

    The Agency Cleveland looks to expand after warm welcome

    Ayers said The Agency approached him about opening a branch in Cleveland, noting they were impressed with him and his team's work on the high-end real estate sales they had in the area with his previous brokerage.

    "I'm a huge fan of the brand and everything that it does in terms of the marketing - it's a marketing company first and foremost - and I really felt (there was a) niche in the market here in Northeast Ohio that I thought it could fulfill," Ayers said. "We're very fortunate that it's been very well received by real estate agents and by clients and it's been a really wonderful product to bring to Cleveland and Northeast Ohio and we're looking to expand ... it's exciting."
