    Ohio Realtors leader Ali Whitley wants to clear up some misconceptions | Guest opinion

    As a longtime Akron-area Realtor, and as president of the Ohio Realtors, I have witnessed firsthand the value that Realtors bring to the table for both home sellers and buyers. But following the recent National Association of Realtors settlement, I have heard from many people who are confused or misunderstand what the settlement means. I’d like to share the facts.

    The settlement is designed to address and improve transparency throughout real estate transactions. While some headlines may suggest otherwise, this settlement truly aims to enhance the home buying and selling experience — to make it easier for people — not to undermine it. The primary goal is to make sure consumers are fully informed and empowered throughout their real estate journey.

    Realtors are here to help protect your investment. Realtors have studied their markets and the legalities of the home buying and selling process. They are skilled in accurate pricing strategies, comprehensive marketing plans, skilled negotiations and assistance navigating complicated legal and regulatory rules. Each requires specialized expertise that most homebuyers and sellers do not possess. Realtors are the ones who guide and safeguard their clients through the high-stakes world of real estate. This is why Realtors undergo rigorous training, and why we maintain our knowledge and skills through continuing education.

    Consider accurate pricing, for instance. The price at which a home lists is critical to its ability to sell. Online estimator tools often over- or under-estimate a home’s value in the real world — it is a case where a human lens and real experience are crucial. Realtors use their deep understanding of local market trends, market analyses, andproperty conditions to set a price that is both competitive and fair. This expertise can prevent homes from languishing on the market or being undersold, saving sellers both time and money.

    Realtors also are skilled at marketing homes. They leverage professional networks, online platforms, grassroots promotion and traditional media to ensure that a property reaches the widest possible audience. This targeted approach not only increases the chances of a quick sale but often results in higher offers, benefiting the seller financially.

    Realtors are adept negotiators, evaluating fair sales prices, handling inspection findings and managing contingencies. Realtors are advocates for their clients, ensuring that each client’s interests are protected throughout the process. This level of representation is invaluable, especially in competitive markets where every detail matters.

    Realtors stay on top of changes in laws, zoning regulations, and financing options, providing clients with up-to-date advice and guidance. Their vigilance ensures that transactions proceed smoothly, ensuring that your investment is protected. The settlement’s commitment to transparency is about reinforcing these benefits.

    These up-front conversations about Realtors’ compensation ensures clarity and that consumers understand the value they receive for the services provided. I believe this is a positive: Through transparent conversations Realtors can build even stronger relationships with their clients. Transparency fosters trust, and trust is the foundation ofany successful real estate transaction.

    It is also important to note that, as small business owners, Realtors contribute in ways large and small to their local economies and communities. In Akron, Realtors support youth sports teams, volunteer at Weathervane or Akron Civic Theatre or Stan Hywet, and read to kids in schools. We advocate for policies that make it easier for people to buy a home, especially when it comes to affordable housing. We help people understand the neighborhoods in which they might become homeowners. We can tell you about the newest coffee shop, a summer festival you might enjoy, or the best playground in the area. Realtors know their market and can offer insights and expertise that websites can’t supply.

    The recent settlement provides an opportunity for the real estate industry to evolve in ways that prioritize consumer education and empowerment. Each buyer and seller deserves a strong advocate and representation in a transaction. That is a critical role that Realtors play.
