    Developer plans to revitalize vacant part of Albertville outlets

    ALBERTVILLE — A developer plans to breathe new life into the vacant portion of the nearby Albertville Premium Outlets by demolishing the eastern wing and redeveloping it.

    The redevelopment could possibly contain a grocery store, two restaurants, a car wash and a coffee shop, according to a concept plan by Plymouth developer HJ Development.

    The developer plans to purchase the unoccupied wing of the mall from current owner Simon Property Group, which has now moved all tenants to the other side of Labeaux Avenue and listed the area for sale.

    HJ Development has been planning the project for a few months now.

    “We put it under contract with plans of redeveloping it and really changing it from what it is today into something completely different. Still retail, but ideally our plan is to deliver a grocery anchor shopping center with other uses that will not compete with Simon’s other mall tenants and [be] more complimentary and drive traffic,” HJ Development Principal Chris Moe said.

    The developer hopes to finalize its site plans and then seek approval from the Albertville City Council in the fall. Although the concept plan displays a grocery store, two restaurants, car wash and coffee shop, HJ Development hasn’t secured all tenants yet, so that could be subject to change.

    The eastern wing of the mall’s current design and parking challenges resulted in many tenants struggling in the area. HJ Development will add parking to make the new shopping center sustainable.

    “There’s a need with the housing growth there for more retail, there’s a lot of people that aren’t in Albertville from a tenant standpoint that would like to be in Albertville and the kind of space that is there is not functional for the types of businesses that would look to be part of the project,” Moe said.

    If everything goes as planned, HJ Development hopes to start construction of the project next spring.
