    More Affordable Housing Proposed for Duluth

    More affordable housing is in the works in Duluth.

    A recent building permit application with Gwinnett County indicates that a 36-unit multifamily development is planned for 3431 Duluth Highway.

    The project comes from Rainbow Village , a nonprofit organization that helps provide homes and support services for homeless families with children. The site for the proposed development is adjacent to the existing Rainbow Village complex.

    The city rezoned the site for multifamily housing earlier this year, according to a Gwinnett County presentation from February 2024. According to the presentation, the Rainbow Village development would include a total 36 units, with 24 units available at 50 percent area median income (AMI) and six units available at 30 percent AMI. The development is intended to provide a “low-barrier rental housing option” to graduates of the Rainbow Village transitional housing program.

    Planning, design and construction management firm Axis Infrastructure is working on the project.
