A local restaurateur is preparing to open a brand new concept called The Living Room Lounge at 303 Atlantic Boulevard in Atlantic Beach .

Al Mansur , the businessman behind Al’s Pizza and Flying Iguana Taqueria & Tequila Bar, is getting ready to open the new concept on the second level of Coop 303, according to Jacksonville Business Journal . He and his wife, Suela Mansur , who will be designing the space, expect to open the new concept in late May or early June 2024 . When it opens, customers can expect exquisite drinks, delectable high-end bites, and a sophisticated ambiance.

The husband-and-wife duo have plenty of help with this project, enlisting Michael Caputo as the establishment’s beverage director, and Sam Sanders will serve as music director. As a result, customers can expect an impressive cocktail list, champagne, wine by the glass, and bottle service, all to be enjoyed with a changing DJ lineup from Thursday to Sunday.

The Living Room Lounge will serve as a separate operation from Coop 303, having seating for 60 to 70 people inside and on the balcony and serving guests on a first-come, first-serve basis. The exterior seating will remain part of Coop 303. To not take business away from its downstairs neighbor, The Living Room will offer a handful of small plates such as tuna tartare, Wagyu beef, scallops, and charcuterie and cheese boards. In the meantime, the Mansurs are investing about $200,000 to $250,000 in renovations that include custom-made furniture, a new bar, wall furnishings, upgraded glassware, and construction costs.
