    Most NWA housing built in 2000s

    The bulk of Northwest Arkansas homes were built during the first decade of the millennium, closely followed by the second, per the latest census data.

    Why it matters: Despite a rapid increase in housing , it's not enough to keep up with the demand .


    Yes, but: NWA has been disproportionately busy building housing the past few years. About 6.2% of NWA's housing has been built since 2019, compared to the 2.9% of the nation's housing that's been built during that time.

    By the numbers: About 21.8% of the region's housing was built from 2000 to 2009, and about 20.1% was built from 2010 to 2019. About 2.6% of homes were built before 1940.

    The big picture: Existing homes aren't getting any younger and sellers are still feeling the rate-lock effect . This opens the window for a remodeling wave, according to the National Association of Home Builders .

    Yes, but: Buyers are keen on new builds , given existing supply constraints and (sometimes) better deals to be found.

    What we're watching: Energy efficiency , kitchen and bath upgrades , and maximizing utility are among the top renovation trends.
