    368 homes are coming soon to western Bluffton, where will they go and how much to buy one?

    The New Riverside neighborhood in western Bluffton is expanding this fall. Midpoint at New Riverside, Pulte Homes’ third community in Beaufort county, will have a total of 368 single-family and coastal-inspired homes with prices starting in the $400,000s. Sales are expected to begin in September, and interested buyers can join the VIP interest list .

    The new development’s closest major intersection is the traffic circle where New Riverside Road crosses May River Road.

    Potential home buyers can select from a dozen open-concept one and two-story floor plans , nine of which are new to the larger community. The 12 floor plans range from 1,600 square feet to more than 3,800 square feet, with options for between two and six bedrooms and up to five bathrooms.

    Home buyers can also chose to build a two-car, three-car or golf cart garage, and have the option to include first-floor suites, upstairs over-sized lofts, formal dining rooms and outdoor patios in their homes.

    Construction on the infrastructure and model homes, the Palmary and the Woodward (which will be available to tour in September), has already started, Pulte General Sales Manager Carter Faucette wrote in an email, and construction on news home sales will start come November. They have built new roads, including a separate construction entrance, to minimize traffic delays for current homeowners in the neighborhood, she wrote.

    The Woodward floor plan is 2,967+ square feet. It is one of the two model homes in the new Midpoint community that will be available for tours starting in September. Pulte Homes

    The Midpoint community will connect to a five-mile trail system, and is within walking distance from a 40-acre park. Residents will also have access to their own pickleball courts, swimming pools and fire pits. May River High School is currently in use and May River Elementary, which will be open by 2026, will be located across the street from the main entrance.
