Bill Belichick buys Nantucket home for $4.8 million

The former Patriots coach has another property to add to his island portfolio.
Whether he’s hanging on the front porch of the Nantucket Hotel or soaking up the sun at his own island oasis, Bill Belichick’s love of Nantucket is widely known. Now, the former New England Patriots coach has another property to add to his island portfolio.
45 Fair Street is a four-bed, four-and-a-half-bath home that was acquired this past week by a limited liability company registered to William S. Belichick, of Hingham, as first reported by theNantucket Current.
Measuring 2,854 square feet, the gambrel-style property is located on a peaceful street in the heart of downtown Nantucket. Described as “charming yet spacious” and a “testament to classic elegance and modern sophistication” in the listing, the property, which was built in 1983, is tucked behind brick sidewalks and a modest white fence on a 3,049-square-foot lot. A trellis leads to the front steps of the home, which has a cozy covered porch with room for a swing chair.
A previous listing for the home from its sale in 2021 describes the property as having an open-concept layout on the first floor. On the right is a formal dining room, ideal for entertaining guests, while on the left there’s an open space that easily functions as a combination of office, living, and dining space. Oversized windows stream in natural light, while a modern chef’s kitchen features custom cabinets, Cloud Vein Cut limestone countertops, and high-end appliances. The kitchen has two center islands and a wet bar, as well as sliding glass doors that lead out to a brick back patio surrounded by manicured landscaping, perfect for high privacy during summer barbecues.
On the second level, you’ll find three bedrooms and two full bathrooms. The primary suite features Carrera marble tile and a custom glass panel shower. There’s also a private bedroom suite above the kitchen to the rear of the house, ideal for guests. It features an ensuite bathroom with a glass-enclosed tile shower.
The home, which was renovated in 2017, also has a fully finished basement featuring an additional bathroom with a tub, as well as plenty of space for laundry and storage.
Boston.com reached out to Peter Engen of Lee Real Estate, the agent for 45 Fair Street. He declined to comment on the sale of the home.
Famously mum to the press, Belichick let the words flow about his love of Nantucket in a 2017 spread inN Magazine.
“The island is spectacular,” Belichick shared. “The people are great, fishing, bike paths, the lighthouses, the beach, the history — I mean it’s got it all.”
Bill isn’t the only Belichick making real estate moves these days. Just last month, Steve Belichick, a former member of the Patriots coaching staff and son of Bill, listed his Dover home for $4,195,000, Boston.com previously reported. The price has since been dropped to $3.85 million, according to the listing.
