For those unfamiliar with Bell’s Market, the grocery store has been a staple in South Boston since the early 1900s. The current Bell’s Market owner, George Khoury, filed plans with the BPDA to demolish the existing Bell’s Market site and build a mixed-use building with ground-floor retail space and 32 condominiums. George ultimately decided to sell the development opportunity to Eric Doroski and Nitzan Mokady’s Zanzibar Capital, which closed on the property in 2023.

Once completed later this year, Bell’s Market is set to move back into the ground floor of the finished mixed-use development, which will also include two other retail shops and a 32-unit amenity-filled condominium building named Vesta. Bell’s Market will offer groceries, beer and wine, prepared foods, and its well-known butcher counter.

“One of the reasons Nitzan and I are excited to take on this development opportunity was knowing Bell’s Market would continue to operate on the ground floor of the newly completed development,” said Eric Doroski of Zanzibar Capital. “Having Bell’s Market come back into the building is a tremendous value add not just for the future Vesta owners, but also the surrounding community.”

Vesta will be a professionally managed elevator building with amenities such as a clubroom with a wet bar, a furnished common roof deck with gas grills, and private roof decks with panoramic views of South Boston, the Back Bay, and Downtown Boston. Residence finishes include but are not limited to Bosch kitchen appliances, quartz countertops, Metropolitan cabinetry, and luxuriously appointed Porcelanosa baths.

“South Boston is a vibrant community that many are drawn to for a variety of reasons,” said Dan Gollinger of the Collaborative Companies, the listing brokerage for the Vesta. “With very few condominiums for sale in the market, and interest rates appearing to moderate, the condominiums should sell quite well, particularly as interest rates are anticipated to fall even further.”

As for the condominium offering, Vesta is slated to include 32 one- and two-bedroom condominiums. Prices for the one bedrooms are starting in the mid $600,000s and two bedrooms are starting in the low $800,000s without parking. Two bedrooms with parking start from $950,000 and go up to $1.3 Million for those that include private roof decks.
