    Zoning Board Approves Four-Story Restaurant with Mini-Golf in Boston’s Back Bay

    On March 7, the Zoning Board of Appeals approved plans for a four-story restaurant and mini-golf venue at 761-793 Boylston St in Boston ’s Back Bay .

    According to Universal Hub, London-based company Swingers —known for its extravagant mini-golf courses combined with food, drinks, and entertainment—plans to occupy the space. The venue would feature a restaurant in the basement and on the ground floor, while the upper two levels would house mini-golf and “retro carnival games.”

    Swingers’ co-founder and co-CEO Jeremy Simmonds detailed that the facility would have 350 seats and operate from noon to midnight most nights, extending to 2 a.m. on Fridays and Saturdays. He noted that approximately 95% of the venue’s business would be obtained through reservations.

    The Neighborhood Association of the Back Bay expressed “non-opposition” to the project, a positive indication for the proposal. However, they were particularly concerned that the mini-golf aspect remains unchanged and does not transform into something unrelated, such as a fight club. City Councilor Sharon Durkan also supported the proposal, highlighting a need for more recreational options in the Back Bay area. There was no voiced opposition to the plan.

    Based on Swingers’ other locations in London, New York City, Washington DC, and Las Vegas (coming soon), the Boston venue will likely feature a luxurious bar, as well as various street foods from local restaurateurs.

    Swingers previously attempted to establish a venue on St. James St but is now focused on this Boylston St locale. In order to move forward, Swingers must now obtain approval from the Boston Licensing Board.
