    City Approves Four Duplexes in Canton's Riverstone Area

    Four duplexes are coming to the Riverstone area in Canton.

    The Canton City Council unanimously voted July 11 to approve a request from Jesse Gunnin for JRG1, LLC to amend the allowed uses in part of the Riverstone development to allow for residential uses.

    The city council held a public hearing on this request June 6. No residents signed up to speak at that meeting.

    The applicant requested to add residential as a permitted use to build four duplexes, or a total of eight homes, on 0.89 acres at the northwest intersection of Cross Street and Center Street in Canton, in Riverstone’s “Pod B.”

    An eight-foot-tall screening fence will be placed adjacent to nearby properties.

    The applicant’s requests to reduce the 50-foot buffer along the side and rear property lines to a 10-foot buffer/setback line was also approved.

    The site, a wooded and undeveloped property, is a remnant from the development currently occupied by Aldi, according to a letter of intent from the applicant. As part of the original development, Center Street was relocated, and now divides the subject property from the shopping center.

    This property, owned by Bright Sasser, LLC, is zoned planned development-mixed use. It was originally intended to be used for commercial purposes, however, according to the city it’s not suitable for this use due to the property’s size and shape, and the fact that Center Street is a residential street.
