    Mixed-Use Development Proposed in Cherokee's Pearidge Community

    Canton officials will soon consider a proposal to bring a mixed-use development to the historic Pearidge community.

    Pearidge Land Investments, LLC is seeking to build a mixed-use development on 67 acres consisting of multiple parcels, mostly along the east side of Pearidge Road. It’s applying to annex about 53.75 acres into the city and to rezone the 67 acres (the other 13.25 acres are already in the city) from R-40 residential and institutional zoning to planned development mixed-use.

    The Canton City Council is holding a public hearing Aug. 1 to consider the application.

    Council members heard an initial presentation July 11.

    Part of the application also includes creating a master plan to set development standards, as well as requesting a conditional use permit to develop townhomes as part of the development.

    The project would contain 196 single-family detached units, 32 townhomes and a 1.4-acre site for commercial retail or restaurant space, according to city documents. The commercial or restaurant building is proposed to be on Reservoir Drive, near the 1 Mission Point/Amos Road intersection, with some of the single-family homes behind it.

    The applicant proposes primary access to the mixed-use development to be on Reservoir Drive, with a second entrance on Pearidge Road for emergency use only.

    The public hearing is scheduled for 6 p.m. Aug. 1 at Canton City Hall, 110 Academy St. in downtown Canton. The city council is scheduled to vote on the request Aug. 15.

    The city is expected to hear the annexation application first, and if that is approved, it will hear the rezoning, master plan and conditional use permit applications.
