Colliers secures new downtown Charleston offices for business loan company

Colliers’ Will Ederle has completed multiple lease transactions on behalf of BusinessLoans.com to relocate the company into a larger and more strategic office location to accommodate its future growth.

The company’s previous 2,756-square-foot space at 1640 Meeting St. has been subleased to Green Rock, allowing for a BusinessLoans.com transition into a newly leased 7,062-square-foot office location less than one mile away at 804 Meeting St. in downtown Charleston.

BusinessLoans.com has grown steadily over the past several years, according to a news release, outgrowing its existing space. The new location offers a wider range of amenities for employees with room for continued growth.

Colliers was able to advise BusinessLoans.com through a multi-layered strategy to sublease the company’s existing office to Green Rock at an above-market rate, which allowed it to cover all costs associated with the sublease transaction and take advantage of a new lease opportunity, the release stated.

BusinessLoans.com is an online lending platform connecting small businesses with lenders to obtain financing for growth. Its streamlined process was designed to allow entrepreneurs to find and compare loan options from multiple lenders. The company has facilitated funding for thousands of businesses across the United States, the release stated.

“In Charleston’s highly competitive market, the demand for Class A office space consistently exceeds the available supply,” Ederle, brokerage associate at Colliers, said in the release. “Recently, BusinessLoans.com sought our expertise to find a new downtown space, and we were thrilled to secure a prime location on their behalf while subleasing their current space to help the company continue growing expeditiously.”

Ederle is a member of Colliers’ office brokerage team,representing owners, buyers and tenants in the purchase or lease of office space throughout the Charleston market and along the coast of South Carolina.
