    Private Mississippi university unveils plans for $200 million mixed-use development with boutique hotels, dining, other amenities

    A private Mississippi university has unveiled plans for a $200 million mixed-use development that will include boutique hotel, restaurants and other amenities that officials say will benefit students and local residents.

    Mississippi College unveiled plans for the development called “Rising Spring,” which will be located on a 54-acre site along Interstate 20 and U.S. Highway 80 and will be constructed in two phases, with potential for further expansion.

    Phase one, known as Rising Spring Village, will be developed near one of Clinton’s historic springs. This phase will feature a boutique hotel, a variety of dining options by renowned Mississippi restaurateurs, a primary care clinic, and a grassy amphitheater with a water feature.

    Phase two, Rising Spring Market, will draw inspiration from The Silos at Magnolia Market in Waco, Texas, but with a distinct Mississippi flavor. It will offer locally made products through retail and additional dining venues.

    In a news release, Mississippi College officials emphasized the transformative nature of the project, highlighting the private institution’s dedication to expanding and enriching its presence in the Magnolia State. “This historic project aligns perfectly with our commitments to enhancing the student experience and strengthening ties with the local community,” said Mississippi College President Dr. Blake Thompson. “Rising Spring will provide significant amenities and revenue for our campus, the city of Clinton, and the entire Jackson metro, as well as valuable opportunities for our students and alumni.”

    Rob Farr, the architect behind Rising Spring, emphasized the project’s dual focus on representing both Mississippi College and the city of Clinton. He noted that the development aims to honor Clinton’s small-town charm while serving as a commercial hub for the region. “We want this development to pay homage to Clinton’s small-town charm while also serving as a commercial hub for our region,” Farr said. “Once complete, this site will have something for everyone.”

    Clinton Mayor Phil Fisher praised the project, stating, “The significant investment by MC and job creation by these partners will enhance Clinton and further our reputation as a shopping and dining destination. We can’t wait for the finished product.”

    Construction on Rising Spring is slated to begin in 2025, with the initial buildings expected to be completed by 2026. Mississippi College is coordinating with the Mississippi Department of Transportation to facilitate access to the site, including building a parkway, relocating traffic lights, and constructing sidewalks among other infrastructure improvements.
