    New tenant announced for brand-new Cranford industrial site

    CRANFORD – Bussel Realty Corp. (BRC), an industrial/retail real estate services firm in Edison, recently announced it has leased 25,225 square feet at 740 Walnut Ave., Building A, a 131,040-square-foot industrial property.

    The lease was made on behalf of Cavalier International Air Freight Inc. Gregory Irving, Society of Industrial and Office Realtors (SIOR), partner and executive vice president of BRC, represented the tenant in the transaction. The landlord, Hartz Mountain Industries Inc., a regional real estate enterprise, was represented in-house.

    The property features 30-foot ceilings, 31 tailboards, one drive-in door, high-efficiency LED lighting, ESFR sprinklers, 1600 amps, 277/280 volt, 3 phase power, and 48 parking spaces. Building B of the industrial park is a proposed 132,000-square-foot industrial property.

    Irving said Cavalier International Air Freight will be the first business to occupy that space in the brand-new building.

    "Occupancy will be probably right around the first of the year and there's two tenants going into the building," said Irving, which he said, will make the building fully leased. Irving said construction will be completed by the end of this year.

    Irving could not disclose information about the lease, except that it is for more than 10 years.

    The property, said Irving, is a good fit for Cavalier.

    "They wanted the high ceilings … it's a temperature-controlled space, the warehouse. It's close to the port, which they like. They wanted to be up in North Jersey. And, they really wanted a newer building with new offices."

    "It's a gorgeous new building and they have the ability to expand. They are building a new building across the way, Building B, which is 132,000 square feet. They're just starting the building now. I think it will be ready by September of next year," Irving said.

    Part of a two-building industrial park, 740 Walnut Ave., Building A is in close proximity to the Garden State Parkway, Route 1-9, New Jersey Turnpike, Goethals Bridge to Staten Island, New York, Port Newark/Elizabeth and Newark Liberty Airport.
