    How much are homes selling for in Delaware? See the latest sales stats

    Those who sold homes in December sold them for lower prices in New Castle and Kent counties compared with previous months.

    The median home sold for $290,000 in the two counties, an analysis of data from Realtor.com shows. That means December, the most recent month for which figures are available, was down 3.3% from November.

    Sussex County, however, saw houses sell for slightly higher than the previous month's median sale price of $449,000. The median home sold for $451,195, that means December, the most recent month for which figures are available, was up 0.5% from November.

    Looking only at single-family homes, the $446,000 median selling price in Sussex County was up 4.9% in December from $425,000 the month prior. Since December 2022, the sale price of single-family homes was up 21.5% from a median of $367,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    In Delaware, homes sold at a median of $329,990 during December, down 2.8% from $339,500 in November. There were 959 recorded sales across the state during December, down 7.3% from 1,035 recorded sales in December 2022.

    The total value of recorded residential home sales in Delaware increased by 7.5% from $394.6 million in November to $424.3 million this December.

    Out of all residential home sales in Delaware, 6.36% of homes sold for at least $1 million in December, up from 4.06% in December 2022.

    Sales prices of single-family homes across Delaware decreased by 1.5% from a median of $345,000 in November to $339,950 in December. Since December 2022, the sale price of single-family homes across the state was up 1.5% from $335,000.

    Across the state, the sale price of condominiums and townhomes dropped 3.3% from a median of $300,000 in November to $290,000 during December. The median sale price of condominiums and townhomes is down 3.7% from the median of $301,200 in December 2022.

    The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
