    Some DE home listings asked for more money in July – see the current median price here

    The listed median home prices in Delaware are up in two of the three counties, according to recently released data.

    Median home listings in Kent and New Castle counties are up 0.5% and 3.1% in July, an analysis of data from Realtor.com shows .

    Kent County homes were listed for $424,950 while New Castle County listed for $463,850. Sussex home prices were down 1.9% to $563,745 from $574,900.

    Delaware median home prices

    Sussex County's median home was 2,207 square feet, listed at $258 per square foot. The price per square foot of homes for sale is up 0.8% from July 2023.

    New Castle County's median home was 2,125 square feet, listed at $215 per square foot. The price per square foot of homes for sale is up 4.8%.

    Kent County's median home was 2,020 square feet, listed at $204 per square foot. The price per square foot of homes for sale is up 4.2%.

    Delaware real estate market

    Listings in Sussex County moved slowly, at a median 63 days listed compared to the July national median of 50 days on the market. In the previous month, homes had a median of 57 days on the market. Around 510 homes were newly listed on the market in July, a 22.6% increase from 416 new listings in July 2023.

    Listings in Kent County moved steadily, at a median 47 days listed compared to the July national median of 50 days on the market. In the previous month, homes had a median of 44 days on the market. Around 182 homes were newly listed on the market in July, a 9% decrease from 200 new listings in July 2023.

    Listings in New Castle County moved briskly, at a median 31 days listed compared to the July national median of 50 days on the market. In the previous month, homes had a median of 25 days on the market. Around 506 homes were newly listed on the market in July, a 2.7% decrease from 520 new listings in July 2023.

    The median home prices issued by Realtor.com may exclude many, or even most, of a market's homes. The price and volume represent only single-family homes, condominiums or townhomes. They include existing homes, but exclude most new construction as well as pending and contingent sales.

    Home stats across the area

    Across the Philadelphia-Camden-Wilmington metro area, median home prices fell to $389,950, slightly lower than a month earlier. The median home had 1,667 square feet, at a list price of $229 per square foot.

    In Delaware, median home prices were $509,247, a slight increase from June. The median Delaware home listed for sale had 2,175 square feet, with a price of $237 per square foot.

    Throughout the United States, the median home price was $439,950, a slight decrease from the month prior. The median American home for sale was listed at 1,869 square feet, with a price of $231 per square foot.

    The median home list price used in this report represents the midway point of all the houses or units listed over the given period of time. Experts say the median offers a more accurate view of what's happening in a market than the average list price, which would mean taking the sum of all listing prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high price.
