    Multi-family housing proposed on Silver Street in Dover, at site of 1760 home

    DOVER — Eight new housing units are being proposed at 114 Silver St., which would come after converting an existing circa-1760 single-family home and subdividing the property to build an adjacent neighboring structure.

    A proposal heading before Dover’s Technical Review Committee later in July seeks a conditional use permit in order to rework the 1,648-square-foot-footprint single-family residence into a four-unit multi-family building. A permit is required because the home and the single-story barn on the property are located in the city’s Heritage Residential zoning district.

    The application additionally seeks approval for the construction of a new three-story, four-unit multi-family building beside the first proposed structure by subdividing the 0.51-acre Silver Street parcel into two conforming lots.

    The new building would have a 1,152-square-foot-footprint and would also connect to the city’s water and sewer systems, the project proposal notes.

    “There (are) 8 parking stalls allocated for each building (2 per unit) that will be connected via a common driveway off of Rutland Street,” the proposal adds. “The existing curb cut along Silver Street is to be closed.”

    The applicant is 114 Silver Street Group LLC, which New Hampshire business records point to being owned and managed by city-based property management company Arthur Thomas Properties.

    The development is anticipated by the applicant to cost $400,000 to build, according to project records.

    The 264-year-old colonial home and property were last assessed by the city at a combined $513,700, per Dover property records.

    Architectural and streetscape plans for the project will be filed with the city following the Technical Review Committee’s first dive into the proposal.

    The proposal will be heard by the city’s Technical Review Committee in City Hall on Thursday, July 18 at 10:30 a.m.
