Newly released data for November shows that potential buyers and sellers in Washington County saw houses sell for lower than the previous month's median sale price of $135,000.
The median home sold for $130,000, an analysis of data from Realtor.com shows. That means November, the most recent month for which figures are available, was down 3.7% from October.
Compared to November 2022, the median home sale price was down 21.2% at $130,000 compared to $165,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $130,000 median selling price in Washington County was down 8.5% in November from $142,000 the month prior. Since November 2022, the sale price of single-family homes was down 21.2% from a median of $165,000.
No single-family homes sold for at least $1 million or more during the month.
In November, the number of recorded sales in Washington County dropped by 33.8% since November 2022 from 71 to 47. All residential home sales totaled to $7 million.
In Oklahoma, homes sold at a median of $205,000 during November, down 4.6% from $214,875 in October. There were 3,259 recorded sales across the state during November, down 24.7% from 4,330 recorded sales in November 2022.
The total value of recorded residential home sales in Oklahoma decreased by 46.2% from $1.5 billion in October to $815.9 million this November.
Out of all residential home sales in Oklahoma, 1.69% of homes sold for at least $1 million in November, down from 2.31% in November 2022.
Sales prices of single-family homes across Oklahoma decreased by 3% from a median of $215,000 in October to $208,625 in November. Since November 2022, the sale price of single-family homes across the state was down 2.9% from $214,750.
Across the state, the sale price of condominiums and townhomes dropped 20.3% from a median of $165,000 in October to $131,500 during November. The median sale price of condominiums and townhomes is down 3.5% from the median of $136,250 in November 2022.
The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
