    Inked: Recent LI real estate deals

    95 Toledo St., Farmingdale

    Infinity Screen and Pad Print, a provider of custom commercial printing, leased a 3,380-square-foot flex building on .22 acres at 95 Toledo St. in Farmingdale. Mario Asaro of Industry One Realty represented the tenant, as well as the landlord, 95 Aidan LLC, in the lease transaction.

     

    200 Central Ave., Farmingdale

    200 Central LLC, an affiliate of a West Babylon-based restoration and disaster recovery contracting firm, purchased a 25,000-square-foot industrial building on 1.17 acres at 200 Central Ave. in Farmingdale for $5.875 million. The property, which sold for about $235 per square foot, was formerly occupied by Gallant & Wein, a supplier of voice, data, security and electronics products. Desmond Mullins, Jason Miller and Jeff Schwartzberg of Premier Commercial Real Estate represented the seller, SHJ Realty LLC, and procured the buyer in the sales transaction.

     

    95 Knickerbocker Ave., Bohemia

    Crispy Clean Long Island Inc., a commercial power washing company, leased 1,600 square feet of industrial space at 95 Knickerbocker Ave. in Bohemia. Michael Zere of Zere Real Estate Services represented the tenant, as well as the landlord, Leber Knickerbocker Corp., in the sales transaction.

     

    15 Middle Ave., Holtsville

    TLC Transportation purchased the 30,000-square-foot industrial building on 2.83 acres at 15 Middle Ave. in Holtsville for $3.7 million. TLC provides non-emergency transportation services to hospitals, nursing homes, doctors’ offices, dialysis centers and rehabilitation facilities. The company utilizes a fleet of ambulatory vehicles that includes medi-cars, minivans and passenger vans. The buyer was self-represented, while Brian McGuire of NAI Long Island represented the seller, Four R Realty LLC, in the sales transaction.

     

    885 Waverly Ave., Holtsville

    Nassau Provisions Kosher Foods purchased the 50,000-square-foot warehouse on 3.01 acres at 885 Waverly Ave. in Holtsville for $9 million. The company plans on investing more than $900,000 to equip the new facility, according to its application with the Town of Brookhaven Industrial Development Agency, which is assisting the project with economic incentives. This is the second location in Holtsville for Nassau Provisions. In Jan. 2021, the company acquired a 125,000-square-foot industrial building on 10.8 acres at 700 Furrows Road for $16.25 million. The company had relocated from Freeport to the Furrows Road property, which was formerly owned and occupied by J. Kings Food Service. The Furrows Road acquisition was also assisted with economic incentives from the Brookhaven IDA. Founded in 1984 by Scott Horowitz, Nassau Provisions started with one truck and about 15 customers. Today, the company services thousands of customers throughout the New York metropolitan area and beyond, employing more than 100 people. Nassau Provisions supplies groceries, frozen foods, dairy and meat products, kosher specialties and more to a client roster that includes supermarkets, restaurants, convenience stores and delis. Brandon Lichtenstein, Jason Maietta and Tommy Rosati of Colliers represented the buyer, as well as the seller, Double-G Properties LLC, in the Waverly Avenue sales transaction.
