    Maple Grove OKs final plat for senior housing co-op

    A senior housing development is likely to start moving dirt soon after the city of Maple Grove gave the project a greenlight at its Monday night meeting.

    The development is a 74-unit, four floor apartment cooperative along with six twin homes west of the intersection of Maple Grove Parkway and Highway 81 in the fifth addition to the Rush Hollow neighborhood, according to planning documents.

    The project is pitched at Rush Hollow, one of the newest neighborhoods in Maple Grove and features 527 homes, split between single family properties and townhomes. The developer says since the project is a cooperative, meaning the apartment dwellers will own shares of one single mortgage, the property needs to get 60% of the 80 units reserved before construction can begin.

    Ben Landhauser, the executive vice president of Artessa Living, the developer behind the cooperative, said right now Artessa Maple Grove has over 50% of reservations completed and are hoping to cross the 60% threshold in time to start construction either this year or next spring.

    Units for the property will be one-bedroom to two-bedrooms with a den, Landhauser said, ranging between 1,000 square feet to just under 2,000 square feet.

    Landhauser said Artessa had worked with the Pulte Group, one of the original Rush Hallow developers in the past. When Rush Hollow was first being pitched, Pulte asked Artessa to build the senior multifamily building.

    The community will be active-adult and designated for adults 62 years and older, according to planning documents. Maple Grove Planning manager Peter Vickerman said the property was always designated by the comprehensive plan to be a higher density. Vickerman said Maple Grove has a good mix of senior housing in the community.

    “There’s definitely a market for and demand for senior housing in the city,” Vickerman said Tuesday.

    Artessa has built a handful of other senior co-ops, with one in Mound and Shakopee. They also have a project in Arizona and Iowa, according to their website. The units are described as “resort-style,” and the website says the co-op will allow for homeownership with maintenance or other requirements.

    The preliminary plat for the property was approved along with the rest of Rush Hollow, Vickerman said, so no public hearing was held for the final plat and it was agreed to as a part of the consent agenda.

    This development comes two months following approval of another senior development in Maple Grove. The Doran Group put forward a 124-unit multifamily property for active-adult seniors.
