    Alliance developer Hillwood looks to south Fort Worth as industrial developments take off

    Hillwood chairman Ross Perot Jr. said the company is exploring the possibilities of further expansion in south Fort Worth, an area that is quickly becoming a major hub for industrial development, distribution facilities and large warehouses.

    Perot spoke during a groundbreaking ceremony Tuesday, Oct. 15, for a Dick’s Sporting Goods regional distribution center in Hillwood’s newly developed Risinger/35 Logistics Park. The 800,000-square-foot facility is expected to be completed in September 2025 and create 300 jobs over the next 10 years.

    “There’s so much growth here that they had to have buildings here just to keep up the growth of our state,” Perot said of the Dick’s facility. “This region is booming.”

    Hillwood has long been invested in industrial and logistics-related projects, with the 27,000-acre AllianceTexas development in far north Fort Worth.

    The Risinger/35 Logistics Park, on the south end of the city, is has nearly filled up.

    The site near 10001 Old Burleson Road is strategically located along the Interstate 35 West corridor. Perot said there is only one roughly 200,000-square-foot plot left to be developed.

    Continental Tire is planning to build a $69 million facility in the park that will be the German company’s first fully-owned tire distribution center in the United States. It will be able to store more than 800,000 tires when it opens in 2026.

    “Our investment here, we’re pretty well built out,” Perot said. “So I mean, we’ll look for more land and hopefully buy more land down here.”

    A Dallas commercial real estate firm bought 58 acres near the Interstate 20-35W interchange in February.

    Fort Worth developer Rob Riner Companies is building Carter Park East at 7200 Harris Legacy Drive, an industrial park expected to develop over 7 million square feet when fully built out. Over 3.2 million square-feet of space in the development has already been leased.

    Perot said south Fort Worth’s high-quality workforce and the proximity of Interstate 35 make the development a prime location for industrial facilities and warehouses.

    “That’s one of the stronger stories you hear from clients about Fort Worth is they love the community, they love people and they love the workforce,” Perot said.

    A major north-to-south corridor, I-35 runs from Laredo, Texas, to Duluth, Minnesota.

    Perot said Hillwood has owned the property since the 1980s. Market demand finally caught up, making it the perfect time to build — but major industrial projects don’t pop up overnight.

    Hillwood was in talks with Dick’s for multiple years before the company committed to building in Fort Worth.

    “These are big deals. It takes a lot for a company to make a decision to build a building,” Perot said.

    Hillwood has 30 million square feet left to develop in Fort Worth.
