DENVER ( KDVR ) — Major changes are coming to Cherry Creek West, but you won’t see noticeable differences for a few years.

The Cherry Creek West project will create four blocks of walkable space with apartments, offices, retail stores and parking along University Boulevard to Clayton Lane and from 1 st Avenue to the Cherry Creek waterway.

The project planners, East West Partners, said it ultimately connects the neighborhood and shopping center back to the creek.

This plan has been in motion , but it was on hold until the Denver City Council approved the rezoning application on Monday.

“With the rezoning complete, now comes the fun part; we can begin to design the public spaces and the individual buildings and watch this community really start to take shape,” said Amy Cara, managing partner at East West Partners.

Here’s what it could look like:

East West Partners said the project plans on having 825 residences, 600,000 square feet of office space, 100,000 square feet of retail, a reservoir of underground parking with over 2,000 spaces and four acres of open space.

Now that the rezoning has been approved, the team can start building.

Some internal road and utility work will begin at the end of this year, while East West Partners said demolition of existing buildings is expected to start in the spring of 2025.

However, the project won’t really get moving until the summer of 2026 when the team plans to break ground. Then, the first of two phases of the project will be delivered in 2029. The team said the project will take nearly a decade to complete.
