    Affordable housing complex proposed along Southeast Hawthorne Road. Here's what we know.

    A new affordable housing complex is being considered for east Gainesville along Southeast Hawthorne Road.

    Here's what we know:

    Where is the project located?

    2412 SE Hawthorne Road, a wooded area just southeast of East University Avenue (State Road 24).

    Who owns the property?

    Beach 220 LLC of St. Augustine, whose registered agent and title manager is listed as Mitchell Feldman.

    What's in the plans?

    Documents submitted to the city of Gainesville by EDA Consultants show plans for a five-story apartment building with 86 units and 98 bedrooms. Hawthorne Heights, as the project is listed, will be age restricted (55+) and affordable housing building.

    Located on 2.9 acres, plans for the project also show an outdoor "amenity area," a fitness center, a gathering space, an elevator and ground-floor units with roll-in showers.

    Tenant eligibility

    Applicants will go through a four-part screening process, including disclosure and verification, credit, landlord and criminal history.

    Income requirements include a minimum annual household income of at least 30 times the monthly rent and, as the property is financed through the Low Income Tax Credit program, a maximum annual income not to exceed 80% of the published local median income.

    According to healthcharts.gov , the median household income for Alachua County in 2022 was about $61,000. Based on that number, eligible tenants could make no more than about $48,800 a year.
