The industrial real estate market in the Portland-Vancouver-Hillsboro metropolitan statistical area has demonstrated notable trends and shifts over the past year, according to a recent Kidder Mathews Portland Industrial Market Report for the second quarter of 2024. Despite the stability in average asking lease rates, which remained constant at $0.88 per square foot year-over-year and quarter-over-quarter, net effective rates have declined due to increased tenant improvement allowances and free rent incentives.
