IHOP opening pancake restaurant soon on Hesperia's eastside

An IHOP will soon fire up its griddle to serve breakfast, lunch and dinner - including its famous pancakes, of course – on the east side of Hesperia.

The new IHOP, short for International House of Pancakes, will soon occupy the building left abandoned in April 2022 when Country Kitchen abruptly closed shop at the corner of Main Street and I Avenue.

Albert Lopez of Progressive Real Estate Partners inked the 20-year lease with IHOP for the 5,020 square-foot standalone building in the Hesperia Square shopping center, which is anchored by Vallarta Supermarket.

Meran Joe Solamany of Keller Williams Realty Westside represented IHOP in the transaction, according to Progressive.

The building was constructed in 1984 for Coco's Bakery Restaurant and also housed Carrows Restaurant.

The IHOP franchisee leasing the building is the Soleimani Group, which operates over 30 IHOP locations and has been a franchisee since 2005.

Crews will soon do major interior and exterior remodeling on the building to reflect the IHOP brand, Progressive said.

An IHOP restaurant is also located on Main Street just west of Escondido Avenue in Hesperia.

Last year, Progressive Real Estate Partners inked a 10-year lease with West Coast Dental for the abandoned restaurant in Hesperia.

“The dental office decided not to proceed, so we went back out to market and IHOP stepped in,” Progress spokesperson Paula Dempsey told the Daily Press. “Great news for the shopping center and the community.”

The new Hesperia IHOP is expected to open in late 2024 or early 2025.
