    What's going up: Your new home on lots in Hinesburg, ready for you to build

    HINESBUERG ― An Atlanta-based developer is offering lots ranging in size from just over one-third acre to just under 1 acre with the infrastructure in place you'll need to build a house. All you have to bring is your own contractor to the Hinesburg subdivision.

    The lots are priced from $205,900 to $230,900, according to Mike Loner of Green Tree Real Estate, who represents developer Joe Laster.

    "You can build a two-bedroom home, a retirement home or a starter home," Loner said.

    That's considerably more leeway than you'll get with the major builders in Chittenden County, according to Loner, who said they're all building homes priced at $750,000 and up. Loner admits that finding a builder is not easy.

    "The lots themselves will be ready by the end of August," Loner said. "Finding a builder will most likely be in 2025 at the earliest. There's a bunch of smaller builders who can do one house at a time, and might have space (in their schedules)."

    Phase 1 includes 8 building lots; there could be as many as 54

    The Laster Subdivision has eight building lots for detached single-family homes in its first phase, which covers just over 6 acres. The subdivision could have as many as 54 homes on its 102 acres once it's completed, but that's years away and depends on zoning decisions made by the town of Hinesburg.

    The infrastructure includes town water and sewer, roads, sidewalks, green space and a storm water retention system.

    "It's really a plug-and-play development," Loner said. "You just bring your own builder."

    Progress:

    The infrastructure – water, sewer and utilities – is installed and buried, and the road base is complete. Workers are now finishing up the storm water retention system, and then they'll pave the road and put in the sidewalks. The work will also include planting street trees and installing some landscaping.

    Features:

    Eight lots on town water and sewer in the village growth area of Hinesburg, which makes the permitting process less onerous as long as the plans meet local zoning and HOA rules. This is in the area where Hinesburg envisioned most of its higher density residential housing being located.

    What's in the neighborhood:

    • The Birch and Berry Inn, owned by Mike and Vicki Loner; Frost Brewery with taproom.
    • Hinesburgh Public House; Good Times Cafe, Parkside Cafe.
    • Less than a mile to Lantman's Market.
    • Less than a half-mile walk to Champlain Valley Union High School.
    • A mile to Hinesburg Community School.
    • Connects to the bike path and local conservation trails on the east side of the property.

    "It's going to be an amazing, walkable community," Loner said.
