A medical office building is coming to the intersection of Highway 140 and Bart Manous Road near Holly Springs.

The Cherokee County Board of Commissioners unanimously voted March 5 to approve a request from Ethan Underwood for Mack Development Group, LLC to rezone almost four acres of property at the intersection of Highway 140 and Bart Manous Road from single family residential to office/institutional for a 30,000 square-foot three-story office, medical services and clinic building.

“I think this is a great use of this piece of property and will be a huge benefit to the community,” Commissioner Richard Weatherby said.

The applicant also requested a variance to reduce the required 30-foot zoning buffer to 17 feet, which was approved.

Commissioners approved the request with the condition that there would be no access to the property from Bart Manous Road.

The site plan shows that there will be 114 parking spaces.

A propane business currently sits on the property, which is operating as a non-conforming use, according to the county. The plan is to remove existing buildings on the property.
