    Restaurant and Convenience Store Coming to Holly Springs Parkway

    A restaurant, convenience store and office building are coming to Holly Springs Parkway.

    The Cherokee County Board of Commissioners unanimously voted July 2 to rezone 3.27 acres from single-family residential to general commercial for a restaurant and retail building, an office building and a convenience store at 4080 Holly Springs Parkway.

    The applicant is Kashif Rana, represented by Jerry Johnson.

    The commercial buildings will total 23,096 square feet, which would yield about 7,063 square feet per acre of building space between the various uses, county documents show.

    The site plan shows a convenience store and gas canopy, a restaurant and retail building and an additional office building.

    The existing single-family residence and the accessory buildings on the property will be demolished, according to county documents.

    The buildings will be less than 30 feet tall, and the property is expected to have a total of 115 parking spaces.

    The property is located within the growth boundary of Holly Springs.

    The request was approved with the condition that the development be in "substantial compliance" with the Holly Springs model zoning district guidelines.

    The property will include buffering between adjacent properties.

    The Holly Springs Parkway District is intended to "generate quality commercial, office and mixed-use developments with important streetscape and architectural improvements," according to county documents.
