    New Continuing Care Retirement Community: Southern Holmdel Vonage Redevelopment Presented to the Public

    HOLMDEL, NJ - A presentation to the public was provided at a meeting on Monday night at town hall. Coming in at about 88 acres with a building of approximately 360,000 square feet, the future of the Vonage site has been under discussion for several years. The property is currently vacant.

    "The redevelopment of this property is complex yet necessary for Holmdel's future. We as a township had a clear perspective on what is needed, regardless of what type of development replaced the former Vonage world headquarters." stated Mayor Rocco Impreveduto. "An expansion of public safety facilities, specifically for fire and ems in south Holmdel. An increase in green space on the property and an assurance that the aesthetic of the development is appropriate and matches our own Holmdel standards."

    The presentation was led by partners at CHA.

    They are currently proposing Senior Living at 210 units, Assisted Living Memory Care at 60 units Short Term Rehabilitation/Skilled Nursing at 30 units and 480 parking spaces. According to their proposed plans, they pledge:

    • Preservation of existing buffer off Holmdel Road and Main Street
    • Enhanced stormwater management (100% on-site containment)
    • Significant decrease in traffic volume and minimal traffic impact
    • Public-use will be incorporated into amenity space designs (e.g., pickleball courts)
    • Public-use walking trails
    • Improved landscaping for site aesthetics • Developer Donated Land (Fire / EMS)
