    National retail gas station chain leases 1-acre tract in Irmo

    A national retail gas station chain has leased space in Irmo.

    Craig Waites of Colliers South Carolina brokered the ground lease of an approximately one-acre parcel at the intersection of St. Andrews and Bush River roads in Irmo, according to a news release. Colliers represented the property owners, FD Columbia LLC and JZ Columbia LLC, in the transaction.

    Colliers worked with Blake Easterling of EastPort Retail to arrange a long-term ground lease of the former Wells Fargo branch site between Landlords FD Columbia LLC and JZ Columbia LLC and Tenant, Murphy Oil Corp., the release stated.

    Murphy Oil Corp. is an American corporation operating a chain of retail gas stations across the country, according to the release. As one of the largest independent retailers of gasoline products and convenience store merchandise, Murphy Oil has more than 1,700 locations in 27 states across the U.S. The company opened 28 new locations in 2023 and plans to open 30 to 35 additional locations in 2024.

    With approximately 16,500 vehicles passing by per day on St. Andrews Road and approximately 9,800 vehicles per day on Bush River Road, the leased site provides great visibility with close proximity to the Harbison shopping district, making it an ideal location for Murphy Oil Corporation’s growth objectives, the release stated.

    Waites is a managing director at Colliers specializing in land brokerage, planning and the entitlement process to enhance value for landowners. He also has experience in the handling of extensive zoning efforts, permitting, consultation and predevelopment issues associated with area municipalities and the South Carolina Department of Transportation.
