Down and up in Swampscott

SWAMPSCOTT — The three-family rental residence on 11 Boynton St. came crashing down Tuesday morning as Nova Construction and Remodeling made space for the development of an eight-unit, 12,690 square foot luxury condominium structure.

Nova General Manager and Engineer Tom Wabno noted the groundbreaking took place one year to the day that his company pulled building permits. With the demolition being completed Tuesday, Wabno expects the 12-month construction process to begin very soon.

“Maybe even this afternoon we will start the haul-away and continue this week,” Wabno said. “Then we’ll start digging the hole.”

Swampscott native and architect Peter Pitman, of Pitman and Wardley Associates, was the lead designer of the new facility, and said making it conform with the neighborhood was a priority.

“It’s a traditionally-inspired design, taking some of its cues from the original house,” Pitman said. “Because it’s only eight units and is so close to the train station, it helps meet the town’s goals for density without being an overwhelmingly huge project.”

A recent project of Pitman and his team is the Vavel Apartment Complex on Loring Avenue in Salem, which was recently recognized as CoStar Impact Awards’ Multifamily Development of the Year in Boston.
