Landlords’ financials draw increased scrutiny from tenants
As billions are set to mature within commercial real estate-backed loans, tenants are putting extra scrutiny on prospective landlords' financial wherewithal before signing leases.<\p> And while a preference for the newest or most-updated office towers that offer a bevy of amenities remains prevalent among tenants, so too is the appeal of leasing space from a landlord with limited or even no debt on the building.<\p>
Florida board opens door to high school athlete pay
The Florida High School Athletic Association on Tuesday opened the door for student-athletes to earn money from business agreements such as endorsement deals, with the organization’s president calling the move a “good starting point.”<\p> The FHSAA’s Board of Directors voted unanimously to approve a seismic change in the organization’s bylaws to allow athletes to be compensated for their name, image and likeness, or NIL. The changes will be in effect for the upcoming school year.<\p>
Permits submitted to construct Electric Dough Pizza Co.
Urban Partners submitted Jacksonville construction permits for Electric Dough Pizza Co. at 1996 San Marco Blvd. The new handmade pizza-centric restaurant concept by Chef Tom Gray will be located in the historic San Marco Theatre building.<\p> “Electric Dough Pizza Co. has reached an exciting milestone,” Gray said in a press release. “We are excited to bring our newest restaurant to this iconic location, and we look forward to seeing our concept come alive later this year.”<\p>
Despite traffic worries, St. Johns approves charter school near SR 207
A charter school in St. Johns County was approved for a location near a busy and growing intersection at State Road 207 and Brinkhoff Road.<\p> County commissioners voted 5-0 to approve the school at Tuesday's meeting despite concerns over traffic.<\p>
Westside cold storage facility developer secures $72 million funding
The developer of a 275,000-square-foot cold storage facility on Jacksonville's westside has secured $72 million in funding for the project. <\p> FreezPak Logistics of New Jersey is leasing the facility on a 20-acre plot of land near Dames Point. The development on land that BG Capital purchased in 2022 is expected to be complete by November 2024, part of a major expansion by FreezPak across the United States. <\p>
1-million-square-foot warehouse sold for more than $90 million
A Texas-based real estate development company has purchased a 1-million-square-foot warehouse in the Florida Gateway Logistics Park on Jacksonville's westside. <\p> Dallas-based Hillwood purchased the warehouse at 9909 Pritchard Road for $91.73 million through USICVI 9909 Pritchard Road LLC. Newport Beach, California-based CT Realty sold the property through CTR Logistics Jax LLC. <\p>
Where typical home values have pushed higher than $1M
Nestled amid the palm trees of Jupiter Island, Florida, is a three-bedroom, five-bathroom house with a pool on a half-acre lot.<\p> The 2,798-square-foot house, only steps to the beach and offering ocean views, is currently listed on the market for $5.1 million. As of the time of publication, it's the cheapest house for sale on Jupiter Island, which boasts the highest median home value in America, according to Zillow Group Inc. (Nasdaq: ZG).<\p>
DeSantis says budget decisions coming soon
With the state’s 2024-2025 fiscal year starting July 1, Gov. Ron DeSantis said Tuesday he will “bring (the budget) in for landing very soon.” <\p> During an event in Fort Myers, DeSantis said many lawmakers aren’t “going to be happy with everything,” as his office considers items that he could veto in the $117.46 billion budget, which the Legislature passed March 8. <\p>

Culver’s restaurant proposed for north Jacksonville
Civil plans show the proposed construction of a 4,570-square-foot Culver's restaurant at 14011 Hyatt Road at the northwest corner of the Max Leggett Parkway and North Main Street in north Jacksonville.<\p> This will potentially be the fifth Jacksonville Culver’s and ninth store across Duval, Clay and St. Johns counties. <\p>
Former Jaguars owner announces support for stadium deal
The original owner of the Jacksonville Jaguars who helped land the team 31 years ago supports the $1.4 billion stadium deal and its community benefits agreement that will soon face City Council.<\p> Wayne Weaver expressed his support in a statement Tuesday, calling the deal a “forward-thinking stadium renovation agreement” and “as significant a leap forward for Jacksonville as the day we first landed the NFL franchise.”<\p>

Jacksonville logistics company announces layoffs
Georgia-based Customized Distribution announced it would be shutting its Jacksonville facility and laying off 107 employees. <\p> The transportation and logistics company is in the process of winding down operations at its Jacksonville facility located at 5545 Shawland Road, according to a Worker Adjustment and Retraining Notice filed with the state that was released Tuesday morning.<\p>
This company leased space at Massy warehouse
Massy Distribution has leased over a third of its distribution warehouse in North Jacksonville.<\p> NAI Hallmark announced Monday that it negotiated a 67,247-square-foot lease at 10775 Yeager Road on behalf of the landlord Massy Distribution USA. Modern Cabinetry Florida Inc. leased the space and was represented by Xera Realty. <\p>
Celebrity chef shutters restaurant near downtown
Four years after opening a restaurant known for its chicken and waffles, Chef Kenny Gilbert is closing down Silkie's Chicken & Champagne Bar.<\p> In a post on Instagram Monday evening, Gilbert said that challenges over the past nine months led to the decision, with reduced guest traffic, inflation and employee turnover played a role in the closure.<\p>
St. Johns Airport Authority acquires land from nearby gun club
The St. Johns County Airport Authority is looking to acquire 25 acres of land from the adjoining St. Augustine Rod & Gun Club for more than $2.1 million. <\p> The authority plans to use part of the land for development while limiting what’s built close to the border with the gun club.<\p>
Homebuilder set to open two First Coast communities
Two new First Coast communities are set to open this month, bringing 358 homes to the area.<\p> National homebuilder Taylor Morrison has finished two communities: Cherry Elm at SilverLeaf in St. Augustine and Colbert Landings in Palm Coast. Cherry Elm townhomes are now for sale, and Colbert Landings homes open for sales Friday.<\p>

Taco restaurant bartaco has taken steps towards moving into the former Black Sheep space at 1534 Oak St. in Five Points. <\p> RD Studio Inc. is listed as the designer for bartaco at the iconic Five Points building.<\p>
