    Nasser Freres starts $300M mixed-use development in Journal Square

    Work began recently on a 28-story mixed-use property in Journal Square with Jersey City Mayor Steven Fulop on hand for the groundbreaking.

    Nasser Freres' July 1 ceremony marked the beginning of construction at 25 Cottage St. The $300 million project will include 622 rental residences as well as more than 45,000 square feet of office, retail and amenity space. It is the developer's first effort in the city.

    The tower is set for delivery in the first quarter of 2026, according to Nasser Freres. Handel Architects designed the building, AJD Construction is building it, and The Marketing Directors will exclusively lease and market 25 Cottage.

    Fellow municipal officials and dignitaries joined Fulop and Nasser Freres executives at the event.

    "[W]e are thrilled to be part of the national success story unfolding here ," Nasser Freres partner Michael Sokoloff said. "Mayor Fulop and his administration have shown remarkable vision in spearheading a renaissance that embraces all aspects of community life in Journal Square."

    "When you take a look around us, you would be hard pressed to find another three-block area in the entire country that has this amount of activity," Fulop said. The mayor highlighted other developments under construction in the easily accessible area, as well as a 3-acre public park and the restoration of the historic Loew's Theater. "In a short two or three years from now, this will once again be the epicenter of Jersey City, what it was like 50 years ago," he added.

    25 Cottage offers a location near to Journal Square's extensive transportation network. Options include PATH service to lower Manhattan, Jersey City, Hoboken and Newark, as well as NJ Transit and private bus services.


    Units at the property will range from studio to three-bedroom floor plans.

    Meanwhile, the amenity experience will begin just past the entrance to the building with its double-height lobby lounge and reception area. At the top, a landscaped rooftop, envisioned by Melillo Bauer Carman Landscape Architecture, will feature a pool and lounge space providing views of Journal Square and the city.

    Additional amenities will include:



    • A "Relaxation Zone" with spa and steam room, sauna and salt room


    • State-of-the-art fitness center and yoga room


    • An art gallery and studio


    • Children's playroom


    • Karaoke room


    • Pet spa and run


    • Bowling alley, screening room and game lounge


    • A speakeasy


    • VR sports room with arcade games


    • A catering kitchen.




     


    Plans also include a terrace gallery lounge, coffee bar, podcast/TikTok room and a party room lounge.

    There's also room for work. 25 Cottage will offer flexible coworking space inclusive of a lounge, private work pods and conference rooms.
