    Rental, restaurant and riverfront views for sale in East Peoria

    In East Peoria, Charlie’s at Sunset Cove abruptly closed on July 16.

    The restaurant, situated right along the Illinois River, opened in February 2023 . Later the same year, the business said it would close at its one-year anniversary before reversing course and announcing, “ the adventure continues .”

    A recent Facebook post, however, stated that the owner “decided to sell the property and take a job offer elsewhere.”

    The restaurant space is now included in a larger commercial property listing that includes 1111 Sunset Drive and 1109 Sunset Drive in East Peoria. Described as an “exceptional 26.8-acre waterfront property,” the property was listed for $2.7 million in early August.

    Aside from the restaurant, the description said the property includes:

    • A “luxurious” 4,839-square-foot house that typically rents for $475 each night on Airbnb
    • A 7,500-square-foot barn that could provide storage or additional income
    • A marina that could be used for boat parking
    • Ten acres of additional land which offers “many possibilities for development”

    Charlie’s at Sunset Cove earned a profit of nearly $300,000 in 2023, according to the listing. The description went on to note:

    “It boasts a nicely furnished dining area, a perfectly situated bar, and a back patio with stunning views of the marina and river.”

    The owner didn't even want to buy a $250 kayak from me. Brand new! $300,000 profit? Asking $2.7 million? Wow it will take a lifetime to recover that investment!
