    The Dirt: Ryan Serhant opens office in Jupiter, and the sport of padel is coming to West Palm

    Welcome to The Dirt ! I’m real estate, weather and critter reporter Kimberly Miller with the latest developments in the sizzling market.

    The threadbare civility between pickleballers and tennis players is about to reach a heightened level of anxiety with the introduction of a whole new game where a ball is hit with a racquet over a net that is stretched across a court that looks an awful lot like a tennis/pickleball court but isn't because it's a padel court .

    It's embarrassing to admit that I first learned about the aptly named paddle game called padel through "The Real Housewives of Dubai," which I ONLY watch to look at the pretty buildings and lavish lifestyles that make Palm Beach look, well, middle class. Maybe upper middle class.

    In other reality TV news, Ryan Serhant who starred in the Emmy-nominated “Million Dollar Listing New York” is opening a second office in Palm Beach County. Also, the Ritz-Carlton Palm Beach Gardens nets a celebrity buyer, the Mandarin Oriental gets sued and Palm Beach sets a new record for average single-family home sale price.

    Lots of ground to cover here folks, so clear your throat of that Saharan dust , knock back a glass of Boone's Farm Strawberry Hill and choose a team — pickle, padel or tennis.

    Pickleball is no longer the new cucumber on the block. The sport of padel is coming to West Palm Beach and beyond if the co-founder of the new Padel Club has his way. There are several differences between pickle and padel that you should know before drawing the ire of picklers and padel players (padelers?) by confusing the two. Those include the pace of play, court size, ball type and how padel is played in an enclosed space that looks like a human aquarium.

    There's a ton of new pickleball courts that were formerly tennis courts in the county. Will they become padel courts next? Stay tuned.

    Ryan Serhant is all over the place these days with a new Netflix show and appearances on Andy Cohen's show "Watch What Happens Live ," and an office opening in Jupiter . That's right, Jupiter is the newest Florida location for Serhant. (the period is included in the name, which can make copy editors crazy).

    The office opens Aug. 1 less than a mile from Serhant's frenemy Fredrik Eklund's office of Eklund Gomes . Eklund doesn't actually work out of that office, he lives in Miami, but I wonder if he'll attend the Serhant. grand opening?

    Buyers lose patience with unfinished Mandarin Oriental condo in Boca Raton

    A couple who plunked down a nearly $700,000 deposit on a 10th floor condo in 2018 kind of thought the unit may be finished by now, you know, six years later and all. It's not, and they are unhappy campers. The Mandarin Oriental Residences "is just a few steps beyond a concrete shell," says a lawsuit filed to recoup the cash. Ouch.

    After a Palm Beach Post reporter started making some queries, well, lo and behold, the whole thing was readily resolved. Nothing to see here folks, the settlement agreement had already been in the works, it was just being processed. 😉

    Average price of a single-family home in Palm Beach was $28.6 million in second quarter

    Ok, Ok, I know I disparaged Palm Beach by calling it middle class compared to Dubai and I'm sorry because with an average sale price of $28.6 million in the second quarter , that's well above middle class. In fact, it's a 68% increase from the same quarter last year.

    Now, averages can be sneaky because a few massive deals can skew them high or low. In the case of Palm Beach, it's usually high. The $28.6 million is based on a report by the Corcoran Group. A report by Sotheby's International Realty said 10 single-family homes in Palm Beach sold for $35 million or more in the second quarter.
