    Residential, commercial development planned between North Sioux City and Dakota Dunes

    NORTH SIOUX CITY, S.D. (KCAU) — There are plans for housing and commercial development between Dakota Dunes and North Sioux City, and developers will be hosting a town hall to discuss it.

    PBR Capital Group, LLC has designed plans for the proposed development of Union Crossing west of Interstate 29. On the 86 acres, 40 acres would be used for houses, 10 acres for apartments, 30 acres for commercial property, and six acres for city utility improvements.

    Development of the land would be split into three phases over 10 years with home prices landing between $250,000 and $380,000, according to a fact sheet. Home sizes would range between 1,100 and 1,600 square feet.

    In the first phase of proposed development, there are plans for 136 residential lots and seven commercial lots.

    Developers are holding a town hall on Feb. 29 at 6:30 p.m. at the North Sioux City Community Center at 205 Sodrac Drive.

    The proposed Union Crossing development will help North Sioux City meet housing needs, especially as the population in North Sioux City continues to grow and the workforce in the county expands. According to PBR Capital Group, 93% of those who work in North Sioux City live outside the city and commute, noting that 850 new jobs were created in Union County from 2010 to 2020, a 10% increase. The developers also note that the county is expected to grow employment by another 16% in the next six years.

    Additionally, North Sioux City has had a 20% increase in population from 2020 compared to 2010, with a population increase of 521 in the next five years

    The proposed development of Union Crossing is being supported by the South Dakota Housing Development Authority by providing a $2.7 million grant for infrastructure. There will also be Tax Increment Financing set up to help support the creation of the infrastructure.
