    New apartment complex to open for renters soon

    SIOUX CITY, Iowa (KCAU)– Soon, more people will be able to call downtown Sioux City home, as a roughly four-year apartment project is nearing completion.

    The 100-year-old Benson building, on the corner of 7th and Douglas, has been in the works since 2019. With at least a month until the complex is open, workers are continuing to finish renovations as well as the reconstruction of the historic building.

    When completed, the seven-floor building will have 83 apartments along with extra amenities like a retail section on the first floor and a multi-purpose room on the seventh. The average rent will be about $1,500.

    Nelson Commercial Construction is overseeing the project. Officials said they’ve received many phone calls from interested renters.

    “We’ve already taken deposits and leased several of the units up here on the sixth floor and the fifth floor, so our interests is very high,” Steve Nelson with Nelson Commercial Construction said. “Once we get the dates down for occupancy to move in, I see it filling up very quickly.”

    Nelson said the plan is to open the Benson Lofts’ fifth and sixth floors to renters on April 1, and slowly open the other floors from May to June.

    “Realistically, if we opened up the whole building at one time, all 83 apartments, it’d be a logistic nightmare for everyone to move in,” he said. “It would be too confusing, no parking spots to unload furniture, the elevator usage, so we want to phase in the opening of each floor.”
