Gotta love those Texas code violations that pass as decent construction...have y'all been to a library lately? Water stains in the ceilings, crappy drywall, fit and finish non existent...wtf is going on in Texas? I lived in California and they may over regulate there but it's better than under regulation. I've seen the most dangerous half assed shit pass as code in Texas and here's the result.
