A Large Relatively Affordable Housing Development Is Coming To Manatee County - 1,100 Homes

    2024-08-29

Floridians are no strangers to residential and commercial development. And some are opposed to it in some situations. For example, when I wrote about the sale of farmland in Ocala and the plan for 1,700 homes, some readers expressed frustration with all of the development in Florida. And now, Florida's Parrish will be getting 1,100 new Pulte homes - some of which will reportedly be relatively affordable.

About Pulte Group: This company (previously known as Pulte Homes) was founded in 1950. Since that time, it has built 750,000 homes throughout the nation. In 2023, the company had $15.6 billion in home sales revenue, with margins of around 15%. It is one of the nation's largest home builders.

The New Development In Manatee County: The Pulte Group purchased 495 acres at Rutland Road and Frye Canal in Parrish for $11.8 million in June of 2024. 1,100 homes are reportedly planned.

The community will reportedly be named Riversong and will include pickleball courts, a community pool, and a dog park. Homes will start in the mid-$300,000s. One could argue that this is reasonably priced in a county where the average home price is $495,000.

Pulte Homes' website describes Riversong as:

"... (the) ideal location in this growing city offers easy access to Tampa, St. Petersburg, Lakewood Ranch, and Sarasota. Enjoy a resort-style residence with affordable home designs, personalized design packages, endless amenities, and year-round Florida sunshine. Nearby restaurants, shopping, beaches, and entertainment guarantee you'll discover something you love at Riversong..."

The author is not affiliated with Pulte Group or any other homebuilders.
