San Marcos, Texas — Palladius Capital Management has sold The Oasis, a 672-bed student housing community located near the Texas State University campus in San Marcos, for an undisclosed price. The company acquired the property in 2022 and completed capital improvements, which included updates to all 240 units and upgrades to the community’s common areas and exteriors. The property was 93 percent occupied at the time of sale and is fully pre-leased for the upcoming academic year. The Oasis offers a mix of one-, two-, three- and four-bedroom units. Shared amenities include three swimming pools with cabana seating, grilling areas, a 24-hour fitness center, clubhouse, gaming area, 24-hour study rooms and a coffee bar.
