    Luxury Apartments Moving Forward in Lilburn

    A new mixed-use development with luxury apartments is taking steps forward in Lilburn.

    The multifamily apartment building is proposed for 4839 Railroad Ave NW in a plan referred to as “Rangewater Railroad Avenue,” according to a land development permit application with Gwinnett County. According to the documents, about 267 residential units are planned.

    The City of Lilburn , the Downtown Development Authority (DDA) and RangeWater Real Estate are partnering on the transformation of the area. Last May, the Lilburn City Council approved an ordinance requested by RangeWater to be able to move forward on the apartments.

    A presentation on the partnership indicated that 94 percent of all units in the five-story building would be two bedrooms or less. It also indicated that 20,000 square feet are planned as retail/restaurant space.

    Construction documents indicate that the project will include “an attached parking deck to be shared with adjacent property.” The parking deck could include about 700 spaces.

    The project aims “to transform a former active industrial fabrication and storage site on Railroad Avenue into a comprehensive, catalytic, and community-focused redevelopment with the goal of bringing vibrant economic development opportunities, new housing choices, sustainable infrastructure, and connected public space to Old Town Lilburn.”

    The site is near Lilburn City Park and along the Camp Creek Greenway Trail.

    Lilburn is northeast of Atlanta.
