    Inked: Recent LI real estate deals

    325 Sunrise Highway, Lynbrook

    Medccm Inc., a Brooklyn-based firm, purchased a 5,203-square-foot retail building on .25 acres at 325 Sunrise Highway in Lynbrook for $1.35 million. Two of the three retail spaces in the building are occupied by a liquor store and a beauty supply business. The buyer plans on creating a med spa in the 1,600-square-foot vacant space. The property was once the home of an Irving Tire store and service center. Christopher Wierzbicki of Pliskin Realty & Development represented the buyer, as well as the seller, Irving Tire Co. Inc., in the sales transaction.

     

    10-2010 Jericho Turnpike, Commack

    J.Crew Factory leased 6,800 square feet of retail space in the Mayfair Shopping Center at 10-2020 Jericho Turnpike in Commack. The space was formerly occupied by MGM Shoes. The new Commack location will be J. Crew Factory’s seventh on Long Island, following stores in Huntington Station, Oceanside, Garden City, Tanger Riverhead and two at Tanger Deer Park. The opening date for the Commack store has yet to be determined. Open Realty Advisors represented J. Crew Factory, while Levin Management represented the landlord, Arlona Limited Partnership, in the Commack lease transaction.

     

    162-164 West Hills Road, Huntington Station

    Andy’s Italian Ices LLC purchased a 3,000-square-foot commercial building on .13 acres at 162-164 West Hills Road in Huntington Station for $925,000. Marc Vainrib of Foxland Realty represented the buyer, while Alberto Fiorini and Niko Khetaguri of Alliance Real Estate Corp. represented the seller, Richard Buttine, in the sales transaction.

     

    492 Jerusalem Ave., Uniondale

    Yakov Khodzhayev and Artashes Baghdasaryan purchased a 6,500-square-foot office building on .25 acres at 492 Jerusalem Ave. in Uniondale for $810,000. The buyers plan to invest in extensive renovations to transform the property into a medical imaging center. The buyers operate other imaging facilities in Brooklyn, and this will be their first Long Island location. Ron Koenigsberg and Dawn Gingold of American Investment Properties represented the buyers, as well as the seller, 492 Jerusalem Ave UND LLC, in the sales transaction.

     

    13 Edison St., Amityville

    13 Edison Holding LLC, an affiliate of Express Kitchen Bath & Stone, bought a 61,609-square-foot industrial building on 2.56 acres at 13 Edison St. in Amityville for $10.688 million. The company, which has a showroom nearby at 500 Sunrise Highway, will use most of the new building as an additional storage and distribution facility. Express Kitchen also plans to lease about 25,000 square feet of the building, according to a broker on the deal. The property was formerly owned and occupied by Berkeley Heights, N.J.-based Hikma Pharmaceuticals USA. Express Kitchen, which serves customers from New York City to Montauk, is one of the largest granite, quartz and stone fabricators on Long Island. The company offers complete kitchen and bath cabinets and countertop installations as well as free design services. Alberto Fiorini of Alliance Real Estate Corp. represented the buyer, while Phil D’Avanzo, Nicholas Gallipoli and Ryan Korzekwinski of Cushman & Wakefield represented the seller, Hikma Pharmaceuticals USA, in the sales transaction.

     

    3591 & 3595 Merrick Road, Seaford

    Seaford Estate Properties LLC purchased a two-story, 4,650-square-foot building on .19 acres at 3591 and 3595 Merrick Road in Seaford for $980,000. The buyer plans on using the property for his beverage distributor business. The mixed-use building has a ground-floor retail/showroom, an apartment on the second floor and another 1,200-square-foot apartment next door. The retail space was formerly occupied by Seaford Vac & Sew, a business that repaired vacuum cleaners and sewing machines. Maurice Thomas of Jacob Wolf Realty represented the buyer, while Jon Winzelberg, Juliana Chiarelli and Jason Sobel of RIPCO Real Estate represented the seller, Anthony Patel, in the sales transaction.
