    Ross Dress for Less is open, but the former Shopko site in Manitowoc is now for sale

    MANITOWOC – You can now shop for clothes at Ross Dress for Less — or you can buy the whole building.

    The 87,000-square-foot retail space that houses Ross Dress for Less, Harbor Freight Tools and Dunham’s Sports recently went on the market for $7.46 million.

    Manitowoc Mayor Justin Nickels also confirmed a new Pizza Hut is under construction at the corner of the slightly more than 7-acre site at 3415 Calumet Ave., which was home to Shopko for decades.

    The building sat empty for nearly three years, when Shopko closed in April 2019 after the company’s parent, Specialty Retail Shops Holding Corp., and 12 of its subsidiaries, filed for bankruptcy.

    The California-based Snyder Carlton National Lease Team posted the real estate opportunity to investors, saying “The shopping center is leased to a strong mix of national tenants with weighted average lease terms exceeding 8.5 years. Additionally, Francis Energy leases a portion of the site for an EV charging station that further increases cash flows.”

    This news comes as Ross Dress for Less clothing store recently held a quiet opening. Customers have been waiting for months, as the store worked to hire employees and fill shelves. The national retail outlet calls itself a “high-quality department and specialty store brand with extraordinary savings.”

    Ross Dress for Less is expanding rapidly throughout the country, with 90 new retail stores planned to open in 2024.

    Harbor Freight Tools was the first to move into the former Shopko site, opening its doors in February 2022.

    Dunham’s opened in December 2022 . This is the first independent sporting goods store since Louie’s Sporting Goods closed at the end of 2021.

    A change in ownership isn’t likely to create much near-term noticeable difference for customers.

    The Collier ad says, “This is an excellent opportunity to purchase a fully leased multi-tenant shopping center in Wisconsin with long term leases, national tenants, and EV charging component providing diversified cash flows for years to come.”
