With two Maplewood facilities stuffed with stuff, the real estate arm of Phoenix-based
U-Haul has paid $2.7 million for a third.

The Amerco Real Estate Company, based in Phoenix, closed June 18 on the acquisition from a private owner in Little Canada. The property includes 262 drive-up units in a one-story, 36,680-square-foot building, developed in 1981 on 1.84 acres at 1810 Gervais Court.

The total assessed value is $2,368,000; 2024 real estate taxes payable in 2024 are $72,930.

“We are excited for the opportunity to grow in Maplewood and further invest in the future of this city,” said Christopher Bohlman, U-Haul Company of Southern Minnesota president, in a written announcement of the acquisition. “Both of our full-service stores in Maplewood are often at self-storage capacity, so we are thrilled to have a third facility to accommodate demand. Because this site was already a self-storage property, it makes for an easy transition.”

Founded in 1945, Reno, Nevada-based U-Haul has more than 23,000 rental locations across all 50 states and 10 Canadian provinces, according to company information. The U-Haul fleet has 188,700 trucks, 139,400 trailers and 43,700 towing devices. U-Haul is the third-largest self-storage operator in North America, with 1,004,000 rentable units and 86.8 million square feet of self-storage space at company-owned and managed facilities.
