Will 85139 housing market be too hot to handle in 10 years?

Home-buying in the 85139 zip code will be out of reach for the average person in less than a decade.

That’s according to a study by GOBankingRates and Zillow.

GOBankingRates, a Hawaii-based financial think tank with spokesmen like Mark Cuban and Dave Ramsey, took the overall U.S. median home value and projected its growth and decline over 10 years using Zillow’s April 2024-25 one-year forecast.

The projection was then compared to the projections of the 86 zip codes in Arizona that currently have home prices below the national median, with those rising above the national average in the next 10 years being labeled “a place you could no longer afford.”

The 85139 zip is the area west of John Wayne Parkway and south to Interstate 8. Portions of the 85139 are in Maricopa, Goodyear, Ak-Chin Village and Stanfield.

The other Maricopa zip code, 85138, east of John Wayne Parkway, was conspicuously not listed.

“I think Maricopa, with things coming, it’s going to take off, but I don’t think it’s ever going to pass Ahwatukee, Gilbert and Chandler,” said Maricopa real estate agent Brian Petersheim Sr.

He added he was surprised Gilbert wasn’t on the list, saying he was a little suspect of Zillow’s numbers.

But Petersheim is seeing part of the 85139 market heat up saying, “They’re selling a lot of homes out there near the [Ak-Chin] casino.”

Arizona is becoming an increasingly popular state for people to move to for its affordable cost of living and toasty weather.

Retirees have had the memo about Arizona for years as it attracts the second-most retirees after Florida, but more and more younger Americans have also been moving to the warm weather state.

The 85139 zip has almost 18,000 residents and today has a median home value of $118,500.

The study states in April, average prices for home sales in 85139 rose to $358,911 with a one-year growth projection of 1.2%. in 2034, homes in that zip are projected to average $404,382.

The question is, will the state remain as affordable to live in now that more people are aware of it? The answer is maybe, depending on which zip codes you choose to buy a home in.

Zip codes around Phoenix, Scottsdale and Tucson were deemed unaffordable in 10 years.

Florence, Yuma, Glendale, Colorado City, Tonto Basin, Sahuarita and Mormon Lake were also on the listed cities projected to become unaffordable in that time.
