    Renovated Middletown retail center hits 100% leased

    A new lease at Country Plaza in Middletown brings the Route 35-facing shopping center to full occupancy.

    Ideal Tile signed on for nearly 2,000 square feet at the retail property located at 1860-1876 Route 35. CBRE led the leasing campaign at Country Plaza on behalf of ownership, 5 S Realty ( Stavola Realty ). The Fortune 500 commercial real estate services and investment firm announced the transaction July 12.

    Senior Vice President John Hanlon and Vice President Nicole Nannola handled the assignment. The two freestanding retail buildings at Country Plaza total 21,377 square feet.

    According to the CBRE team, the property was mostly empty at the start.

    "Since taking the assignment to market, which had just one tenant occupying 1,689 square feet, our team was able to attract a number of well-known regional and local retailers," Nannola said. "In addition, ownership made a significant capital investment to update and renovate the plaza to meet the needs of its tenants."

    CBRE said exterior renovations were completed in the first quarter of 2023.In addition to Route 35, the retail center is accessible from Cherry Tree Lane.

    The CBRE team said it is currently marketing a pad site at Country Plaza with accommodations for a 2,500-square-foot freestanding building and drive-thru.

    Other tenants at the property include:




    • Casa Calaveras, Mexican restaurant and tequila bar 6,320 square feet


    • SportsCare Physical Therapy 4,414 square feet


    • Urgent Paws Vet Clinic 3,039 square feet


    • Haus of Nails 1,568 square feet


    • The Bagel Nook 2,392 square feet




     

    CBRE also exclusively leads leasing for two other Stavola developments: Woodward Crossing at Route 33 and Woodward Road in Manalapan and Wayside Crossing in Tinton Falls.Based in Tinton Falls, the company owns and manages a diverse portfolio including shopping centers, office buildings , free-standing and downtown retail properties, gas stations, restaurants, residential properties and raw land in Monmouth, Middlesex, Ocean, Somerset and Hunterdon counties.
